 No matter whether you’re a New York Liberal, a Michigan Wolverine, A Trump supporter, or California free spirit, there’s still one phenomenon the country still believes in the American grill.

Thanks to the chimney charcoal starter and its glowing orange coals, the backyard American barbeque DNA macho in the amateur chef was inordinately delayed by the coldest spring in memory. But yesterday it was 50 degrees in White Plains New York USA and the grill was READY!

Steak was raised outside, it was born to be cooked outside, and the barbequed steak puts the Cartier- priced steakhouse in its place!

In this griller’s opinion, outdoor grilling proves once again to be the equal and superior to the overpriced artificial-tasting steak. Sleek decor and atmosphere cannot duplicate backyard origins. The economy may be slogging, your home equity quiting, but  take heart even the hobo can grill! It’s part of American DNA.

To do real steak right , you have to do it outside on charcoal.

The instinct of generations of the American backyard barbeque tradition passed up from  the cave, enjoyed at Valley Forge. Lewis and Clark bit into venison discovering the Northwest. Cowboys sunk teeth into rare beef around chuck wagons on the prairie and up from the Southland , barbeque inbred and passed on from American father to American son – cutting across nationality and station – gives you real steak – not $100 technology  enhanced cuts. Flaming charcoal makes steak a living thing in your mouth!

I thought America can pull itself out of this. As long as the American grilling tradition is handed down, the pioneer “can-do” spirit lives!

Why go out for dinner when you can tap your inner griller and say I can cook steak better?  The difference is the air, the smoke, the way marinade just drips down into the coals and gets into the meat. It’s chemistry,  Americans!

What is it about the American Grillman that’s so special that his or hers backyard cuts beat the insider  professionals’ inflation-friendly ostentatious steaks?

It’s the unique chemistry of being American and believing in the charcoal flames.

On Memorial Day weekend, it’s a must. On Independence Day Weekend, it’s not July 4 unless you’re grillin’. On Labor Day, if you’re not workin’, you’re grillin’.

There’s just something about the searing intensity of glowing charcoal combining mystically with the testosterone and instinctual synergy between red meat and the dedicated outdoor griller –  it beats in taste, juiciness and texture the contrived technology of the most expensive restaurant equipment.

No matter how tasty the megabuck meat is in the swank sticker shock steak palaces, there’s always that articificialness packaged taste that marks the indoor steak. The butteryness. The soft crust of the black topped surface of the indoor steak just does not have the nubile grizzled roughhewn flamed yield of the outdoor one-on-one grilled steak that fights your bicuspids every cilemeter.

The Chimney Starter the Secret.

Pour in a helping of those ultimate black beauties, Kingsford charcoal briquettes into the chimney top.

Fifteen minutes before the wife has the sides ready, take a wooden match to the aperatures in the base of the starter and light up the edges of the newsprint. Within 10-15 minutes you’ve got coals a firey orange red. You’re ready to outcook the pros.

After the Griller’s wife has marinated the meat –  the bone trimmed Porterhouse is sizzzzzzzlllllllllling in the caressing deep searing heat of glowing orange briquettes – 4  minutes a side in 400 degree heat and deft turning and surgical “rareness checks” – the seasoned grillistabalero  simply has a feel for the meat – passed genetically down from generations of American grillers.

13% OF White Plains 3 to 8th Graders Opt Out of ELA Tests

WPCNR SCHOOL DAYS. From the White Plains City School District. April 20, 2018:

Less than 10% of Elementary School Children in 3rd to 5th grades opted out of the New York State English Language Arts assessment tests last week administered in the White Plains Elementary Schools.

The opt-out  rate was higher in Middle School. A 12% of 6th graders did not take the tests; 19% of 7th Graders opted out; 21% of 8th graders did not take the tests.

The mathematics version of the tests will be administered beginning  Tuesday, May 1

In all, 418 of 3,287 3rd to 8th graders were kept out of the tests by parents, a total of 13%, less than the 2017 total of 16%.

3D Printing

3D printing is on the rise. Today, it is making an impact on society in different ways, from cheap prosthetic limbs to digitally exported houses. It is a process of making three dimensional solid objects from a digital file, achieved using additive processes whereby an object is created by laying down successive layers of material until the entire object is formed. Each of these layers can be seen as a thinly sliced horizontal cross-section of the eventual object.

In next week’s 3D Printing for Adults class on April 25th at 11:00 a.m., patrons can learn about the world of 3D printing and use free modelling software to create an original design for a physical object to be collected at a later date. It all starts with a virtual blueprint and is only limited by the imagination!

Demystifying Medicare

Are you struggling to navigate our complicated healthcare system for older adults? If so, come and get a handle on Medicare in a user-friendly atmosphere at a presentation by Seniors Speaking Out. It will help those who already have Medicare (seniors and people with disabilities), as well as those soon to be 65, planning their retirement, or assisting relatives and friends with their medical decisions.

The program explains the various parts of Medicare and lays out the costs associated with the medical and drug insurance provided by the government and private companies. Topics will include original Medicare, Medicare Advantage Plans, prescription drug plans (Part D), Medigaps (supplemental plans), and cost-saving programs like EPIC that can help seniors with limited resources.

Studio apartments provide from 523 to 587 square feet with monthly rents pegged at $2,120 to $2,380 a month. 1-Bedrooms range from 710 to 732 square feet with rents starting at $2,680 to $3,020 a month. The Two-Bedroom Rentals give you 1,184 square feet and are priced from $3,845 to $4,220 per month.

The second tower of the project which will be another 16 story tower with 273 residences will break ground early in 2019.

The 288 units in today’s building open have 20% set aside for affordable housing. This was originally proposed by the Joseph Delfino Administration Commissioner of Planning Susan Habel, who sought a mixed income building with a significant 20% pegged at affordable rates. Today that dream became bricks and mortar and success. That project became stalled when the 2008 recession dried up financing availability. Now ten years later it’s real.

Brian Barry, Senior Vice President of LCOR, the developer, said in a statement:

“We are very pleased at the tremendous leasing activity we have experienced over the past several (6) months. Continuum  offers an unbeatable combination of luxury residences, full array of top quality amenities and a convenient location that’s only steps from the Metro-North train station. Downtown Whie Plains is undergoing an extraordinary renaissance and we’re proud to be a part of it.”

FASNY Proposed Campus Studies of Perpetual Flooding at Ridgeway Property Did Not Consider Historically Recurring “Phantom Pond” Effect

Dear John:

They (French American School of New York) did a month of study initially at the Westchester Hills drain, that side of Ridgeway across from the tennis courts.
They also dug holes and placed posts to get a water table study.
BUT the Westchester Hills side was only for one month and no heavy water events and the water table analysis did not last long either – no full 12 month studies and NONE from a heavy event of more than 2″ (I have never seen any such studies of a 2″ event or greater in a 12/24 hour time period (on the property).
Their building in the “sponge” (Ed. Note: area flooded on Ridgeway fairway Monday, see photo below) will displace the waters laterally – Hotel (Drive) is downslope from the property.
They have plans for “catch basins” – the pond already is a catch basin.

This whole project is absurd. Let them sell for 3/4 acre houses – we’ll get a tax base.

New Boom, More Close-In Transit Development Ahead at North White Plains Train Station

The Journal News reported yesterday White Plains Planning Commissioner Chris Gomez is proposing a zoning change from 4 to 6 stories, allowing residential apartments  in the area around the North White Plains Train Station. The aim, reporter Richard Liebson writes is to open up the area around that train station to more apartments, and stymie commercial/industrial development.

This is interesting because Wednesday morning The Continuum, 55 Bank Street, 12 years in the making, with an unprecedented 20% of its units set aside for those eligible for affordable housing (about $80,000 in salary)  staged its grand opening.

The Continuum, first proposed about 12 years ago in the Joseph Delfino administration, where the 20% component of affordable housing was championed by then Planning Commissioner Susan Habel.

The zoning proposal of allowing housing up to 6 stories by Gomez is a continued effort to build up the concentration of apartments, street retail, and pedestrian traffic in the transit hubs in White Plains New York USA.

The White Plains Metro North Train Station,  is the first attempt by the city to revitalize its transit district. At that station, with four city parcels up for development there is no detailed information on exactly what the city is looking at for the parcels or what they do not want, and no disclosure what development firms have applied to be considered for proposals ( heretofore loosely defined by the City of White Plains as mixed use, residential, retail and open space)

The North White Plains Station has limited parking and any apartments built alongside it would have to have onsite parking for any such apartments, one would think.

Planning Commissioner Gomez, in Liebson’s article, did not indicate how many residential apartments the area around the North White Plains Train Station area might sustain.  Liebson reported Gomez did say there were no proposals as yet.

 

It  also remains to be seen if an attempt will be made to build apartments on the western side of the tracks taking some of the green space away from the Bronx River Parkway, but I may just be alarmist with that supposition.

Councilwoman Nadine Hunt-Robinson told WPCNR the proposed zoning for mixed use of the North White Plains Train Station came up approximately 5 years ago when the city was considering rezoning Westmoreland Avenue for mixed use to attract residential projects to make it less industrial. She said it was decided to attempt the rezoning on Westmoreland first, do it “piecemeal” and tackle the North White Plains Station area second. Now that proposal is being brought back. She said she was pleased at the progress the transformation of the WARC building was making, being turned into apartments. She said the Brew-Pub planned for a vacant lot on Westmoreland was proceeding. That Brew-Pub development is planned to include 62 units of market rate housing.

Ginsberg Development has already bought and announced acquisition of the Finance Center on Martine Avenue which they propose to renovate to attract upscale millennials from Manhattan.

The concentration on adding residents who can revive the downtown by their money, by clustering residential around train stations that do not have any commercial complexes appears to missing one big thing: a money-maker- for-the-city enhancement long term.

A money-making enhancement  could be a state of the art convention hotel atop the train station (s), in the financial center,  a sports arena/hotel, theatres, and restaurants  that could take advantage of a train access to and from New York City. That the city, the county and metro North are not thinking this way seems a lack of vision on their parts and their consultants.

I mean Metro North is dropping $92 Million on aesthetics to the train station. You could build a hotel/ convention center/residence for just a tad more. (White Plains does not have a New York City-type Convention Center)

Instead of over the train station, the County Center above could be razed and a modern sports arena, convention center, hotel could be built.

How fast the Continuum fills up will be the first test of the city’s planning dreams.

However, the whole train station development at Hamilton and Main and residential development at North White Plains Train Station will need parking capacity increased substantially. Or, at least a whole lot of Uber, Lyft and Zip Car availability.

If the present scale of residential vision is fulfilled, it will also be very crowded with people and route 119, Main Street, Hamilton, South Lex very crowded. It is very congested now, with lots of promises from task forces on Bus Rapid Transit, Complete Streets advocates fixated on cutting back lanes, adding bus rapid transit lanes, putting in new bus stations, ordering buses. And, those bus rapid transit assets were supposed to running now, coinciding with the opening of the New New York Bridge.

Decisions and locations and plans have to be decided upon and stated clearly to all the villages and cities along Route 119.  The County has to approve them. The buses have to be made.

Where are those decisions? Who is making them? Where are our leaders on this massive task force failure to deliver on time and be transparent on where, what, when and how route 119 and the ramp sequencing will be constructed on I-287?
